Much like buying a home, selling one takes a bit of work, preparation, and planning. If you’re thinking of putting your home on the market this year, consider these questions first.

Why do you want to sell?

Knowing the answer to this will help you figure out how to proceed. You may need a larger home for a growing family. You might be ready to move down to a smaller home now that the kids are grown. Maybe you were offered a new job, and you’ve got to leave immediately. Your reason for selling impacts how quickly things need to progress and what your options will be.

Do you have equity in your home?

The difference between having equity or not is the difference between a standard listing that might take a few weeks to close and a short sale that could take months and require lender approval. Short sales aren’t as common as they were around 2010 and 2011, but it’s a valid question to consider. If you owe more than the value of your home, you may decide to wait before putting your home on the market.

Is your home ready?

Look around your house. Do the walls need to be painted? Are there fixtures that need to be repaired or replaced? Do parts of your home look like you might be a future hoarder? Before your home goes on the market, you want it to be in good condition. Curb appeal is still important as are the first impressions you make through listing photos and showings. 

Do you know where you want to move next?

If you’re staying in the general area, you can work with one real estate professional or a team to help you buy and sell. If you decide to move to a new area, you may need a referral to a qualified agent in your new town. Your plans after you sell your home can determine how slowly or quickly the process can move.

You don’t have to know all the answers to these questions before talking to an agent about selling your Tampa home. Sometimes, by talking to us before you're ready to sell, you can get the answers you need to help you move forward. But before your home goes on the market, give these things some thought.
