Can You Decorate for the Holidays While You Sell Your Home?

You love the holidays. It starts at Halloween with a cemetery in the front yard. Then comes Thanksgiving with all of your pumpkins, squash, and cornucopias. Once that’s over, you're ready and geared up for Christmas and the holiday season. It’s festive and fun, and you love decorating your home.

But now you’re ready to sell and move to a new house. You’re counting on the mild Florida weather and the vacationers who visit Tampa to bring you a great offer and quickly. Does that mean you can’t put out your beloved decorations?

If you remember these things, you don’t have to give it up completely this year.

Think About the Buyers

When you put your decorations up, remember that potential buyers need to envision themselves in your home. Too much decorative “clutter” can easily become the focus, instead of your cathedral ceilings, crown moulding, or walk-in closets. Also be careful of competing or overwhelming scents. Pumpkin pie spice or the scent of pine may put you into the holiday spirit, but for some buyers, it can be a turn off.

Showcase Your Home, Not Your Holiday Spirit

Any other year, you should decorate your home as much as you - or your family - can stand. While your home is listed for sale, keep most of your decorations in a box. Since you may be packing right now, it doesn’t make much sense to take them all out. A Christmas tree in every room is festive but not when it becomes the focal point for potential buyers instead of the beautiful features and elegant design of your home.

Keep It Low Key

Ultimately, you can decorate for the holidays while you sell your home. You simply need to be subtle about it. A few well-placed pumpkins or small table decorations of pinecones or snowmen are better than garland hanging from the ceiling, twinkling lights around the room, and holiday music blaring at full volume. Buyers need to be able to focus on viewing your home and making a decision about whether to put in an offer. Don’t let your holiday decorations become a distraction.

Outside Decor Matters, Too

Curb appeal is the first impression a buyer will have of your home when they arrive. Homebuyers view listings during daylight hours. They’re not going to see the Santa glowing beautiful on your roof or the cute teddy bear in your yard. Instead, they’ll see a mess - a sagging bear in the grass, covering your beautiful flowerbeds, a deflated blob on your roof, and cords that cover every inch of the house and bushes. Let this be the year you keep your outside decor packed away. Add a poinsettia or a small yard flag instead. 

Think of your holiday decorations as part of the staging process. Everything about your home needs to help it appeal to potential buyers. If your holiday decorations take away from the beautiful features of your home, don’t do it. But if they add a bit of color and give your home a tasteful, polished appearance, keep them up.
