The Tampa Bay market is filled with real estate agents, many of them wonderful people. But how do you know who to hire? Who’s the best real estate professional? Here are some traits to look for to find the right real estate agent to sell your home.

Good Marketing

If the last time you bought or sold a house was about 20 years ago, things have changed. Most home buyers start their search long before they talk to a real estate agent. It’s our job to make sure a listed home is found all across the web. The right real estate agent isn’t relying on what they did 20 years ago or even five years ago. 

From Facebook to Zillow, websites to Instagram Stories, the right real estate agent knows how to market your home so it sells. This includes making sure it shows up in the right places with good pictures and the right price.

Good Communication

One of the top complaints about real estate agents is how few of them ever answer a phone call or return an email. Why is that? Your real estate agent should communicate often and in ways that work for you. Do you prefer to text or email? What about Facebook Messenger or talking on the phone? You should expect your agent to not only reply to your questions but to explain the process of buying or selling a home in detail so you know what to expect.

You should never be left in the dark about where you are in the process or what’s being done to sell your home. You also need an agent who lets you know what you can do to improve the value and marketability of your home, too. Selling your home is a team effort, and the right real estate agent understands their part of your team.

The Right Processes

Buying and selling real estate is a process. There are plenty of details your agent needs to follow up, rules they must follow, and things to be done to get you from an offer to the closing table. You want a real estate agent with a solid team behind them to market your home, schedule showings, and cross every “t” and dot every “i.” There’s too much at stake to not have the right kind of help.

While there are similarities in the real estate market across the state of Florida, the market in Tampa is different than the Tarpon Springs market and the Plant City market. Wherever you are, your agent should understand the differences and be able to explain them to you. This means knowing what’s selling, where values stand in your neighborhood, and being able to explain what this means for your home.

Just because your neighbor’s home sold for a certain amount doesn’t mean it’s the right price for you. 

Overpriced homes do not sell. If the point is to put your home on the market and sell it so you can move, the last thing you want to do is keep it on the market for weeks at a time. More than 90 percent of buyers look for homes online. They will skip past one that’s priced out of the market just as quickly as they’ll skip a listing with ugly or minimal photographs. You need and deserve an agent who understands this and will work on your behalf to sell your home for best possible price.

The best agent you can hire wants to sell your home as quickly as possible for the highest possible price.
