It’s pretty tempting, isn’t it? Throw a “For Sale” sign in your front lawn, and surely the buyers will flock to your house. Best of all, you won’t have to pay anyone for helping you sell your home. More money in your pocket, right?

Does that work for a small number of people? Probably.

Have we seen sellers who tried to go it alone while their house sat on the market for weeks with no offers before giving up? You bet.

Working with a real estate agent to sell your home comes with immediate and clear benefits. If you’re still on the fence about what an agent can do for you, take a look.

Marketing Your Home

Selling a home is more than a sign in the yard and an ad on Craigslist. To reach the most eyes, you’ll need to be on the MLS, so thousands of other Realtors will see your listing. There’s also Zillow, Trulia,, Yahoo! Homes, Redfin,, and more. As a private seller, you’ll need to find all the top sites, and add your home to each site, one by one. You’ll also need to keep it updated as you change the price or if an offer is made. A professional agent does this for a living and has access to getting your listing on more than just the top 10 websites.

Don’t forget about the pictures, too. Top quality pictures of your home are a must in order to get the attention of potential buyers. You’ll want to hire a professional photographer to get the best shots. Good photographers aren’t cheap, and taking pictures yourself don’t always yield good results. 

Pricing Your Home

You know what your home is worth to you. You also know what you paid for it. While those two factors can be part of the price when you sell, there’s a lot more data that can and should be used. A comparative market analysis tells us what other similar homes have sold for in your area so that you can price your home to sell. The agents for the buyers are looking at these numbers too. They’re going to tell their clients if a home is overpriced.

When your home isn’t priced for the current market, it sits on the market for weeks, sometimes months. You either don’t sell your home at all, or you start dropping the price to attract interest. By the time you’re done, you’ve kept your home months longer than you wanted and you’ve probably sold it for less than you might have been able to with a real estate agent.

When a home is priced correctly, staged well, and marketed in the right way, you’ll receive offers sooner than if you’re relying on your “For Sale” sign in your yard.
