If 2018 is the year you plan on selling your Tampa home, here are some things you can do now to get ready.

Get Rid of Clutter

Go through each room of your home and get rid of all the stuff you’ve been meaning to donate, toss, or give to your sister. After years in your home, you’ve accumulated a lot of stuff. Now it’s time to decide if you really want to pack it up and move it all and where you’ll put it while your home is being shown to potential buyers.

Make this easy on yourself and tackle a room or two each weekend. You might need to give yourself an entire day for the garage or the attic. If you haven’t touched it or thought about it in a year - or since you moved, it’s probably time to find it a new home. 

Make Repairs 

We get busy with our lives and it’s easy to let little things slide. If you’re going to put your house on the market, now is the time to make a list of all those little (and not so little) tasks and get them done now. If you’re ready to tackle the big stuff too, get a home inspection so that you have a clear idea of the repairs that really need to be repaired.

Everything matters when you sell your home when a buyer comes to a showing. Fix those bent and broken blinds and the closet door that won’t stay closed. Repaint dingy walls and get cracked tiles fixed. And if you’ve got time before you want to sell, consider the added value of replacing the 20 year old roof or the 15 year old air conditioner. You might not get every penny back that you put in, but you’ll sell quicker and for a higher price than if you don’t.

Talk to a Realtor

Even if you’re not ready to list your home yet, you’ll want to talk to a real estate professional. They can take a look at your home with fresh eyes and let you know what other changes, repairs, or upgrades will help the value and the marketability of your home. Sometimes even the smallest details that don’t feel important can make the difference. A good agent will be able to share this with you.

This is also a good time to have a realistic conversation about the local market and what you could reasonably ask for your home. You may have a number in mind, based on what you’ve seen online or what your neighbor’s home sold for. The agent you want to hire will be able to explain their analysis on their price recommendation. Even better, they may be able to suggest what other upgrades or repairs you can make to increase the value of your home. 

It’s never too early to get your home ready when you want to sell it. Anything you can do to make it look nicer, fresher, and more appealing to buyers will help you once your home goes on the market. Doing the hard work now means less work to do when you’re finally ready to sell your Tampa home
