Winter in Tampa attracts buyers from all over the place - from snowbirds who want to own a piece of the area to people moving in to start new jobs. Not only can you sell your home during the holidays, you might get it sold a little faster - but only if you know what to do while your home is on the market.

Stay Calm

It’s easy to believe that having your home on the market during the holidays is the worst thing possible. In reality, it might be the best thing. With less competition as fewer sellers list at this time of year, buyers have a better chance of seeing your home. Treat this time of year like any other, with a few variations, and you may be pleasantly surprised at the offers that come in and the showings you have.

Price Your Home Right

Making sure your home is priced right is good advice all year long, but during the holidays it’s even more important. Most buyers looking during the holidays need to buy as soon as possible. They’re in a hurry, but they’re not completely desperate. Cut through the noise of old listings that have been on the market for a while and other new listings coming on the market with the right price.

Be Move-In Ready

Here in Tampa Bay, the winter weather is beautiful most of the time. That doesn’t mean, however, that people want to do major home projects in January and February. Before you list your home, make sure it’s move-in ready so a new buyer can feel confident they can wait until spring to make any upgrades or major changes.

Keep Your Home Warm and Inviting

The first impression a buyer gets of your home is a lasting one. If they’re blowing in on a cold or gloomy day, walking into a brightly lit, warm, and inviting property will get their attention. Without doing anything special, you’ll have made them feel “at home” when they come in out of the wind and weather. As a result, they’re more likely to see your home in a more favorable light during the showing.

Tone Down Your Decorations

While you might think you can’t decorate for the holidays at all if you’re listing your property, that’s not completely true. What you don’t want to do is take away from the home itself. Potential buyers should be able to envision themselves living there. If you’ve got reindeer, snowmen, Santas, snowflakes, and other over-the-top decorations everywhere, buyers can’t picture themselves in the space. While your home is on the market, either put the decorations away or only use the ones that blend in with your everyday decor.

Put Away the Yard Decorations

Tasteful lights on your home will be fine, but the blow-up reindeer in your front lawn isn’t a great idea. When a buyer drives by at night or in the rain (and they will), they need to be able to see the property clearly. Curb appeal still counts during winter, even on the gray, rainy days. Just like inside your home, your outdoor decorations need to be understated or put away completely.

Listing your property during the holidays can be a great way to sell your home to eager buyers. Fewer new listings hit the market at this time of year so you’ll have less competition. Make sure your home is priced right and ready to move and that buyers can imagine themselves living there. If your holiday decorations get in the way of that, you’ll still be waiting for offers in January. But if you can find the right balance, you might be celebrating the end of the year at the closing table.
