From January’s low to summer’s peak, here’s what weekly numbers reveal about sellers, buyers, and the shifting market in Pasco, Pinellas, and Hillsborough.
If you have been reading along with us this year, you already know we have been keeping a close eye on the Tampa Bay market every single week. One of the numbers we always track is what we call the UNHAPPY SELLERS CLUB. This is the group of homes that either needed a price cut, sat too long without selling, or were taken off the market altogether in Pasco, Pinellas, and Hillsborough.
Here is the scoreboard so far in 2025:
- The club has averaged about 3,650 homes per week.
- We saw the lowest point in January, when the number dipped to around 2,700 homes.
- By the middle of summer, that number spiked to nearly 4,900 homes.
- As of early September, we are still looking at over 3,500 homes waiting for the right buyer.
You have heard us say it before, but it is worth repeating. Price, condition, and timing matter more than ever. Buyers are still out there, and plenty of homes are selling quickly, but the ones that are not aligned with today’s market end up stuck in the club.
Tracking this each week has been a way for us to measure the mood of the market. When the club grows, it tells us sellers are having to adjust expectations. When it shrinks, it tells us buyers are moving with confidence. This back and forth is what shapes the story of Tampa real estate in 2025.
As we head into fall, the big question for sellers is the same as it has been all year: will you find yourself in the Unhappy Sellers Club, or will you be on the list of homes that sell quickly and happily?
